The High 5 Exchange complex going up off Via Coconut Point will not open this fall. Under the schedule High 5 presented to the Estero Village Council on June 17, 2026, soft openings start in January or February, and the grand opening is set for February 28, 2027. The larger entertainment district around it is scheduled to be finished in 2028. For Miromar Lakes residents this season, the hub mostly shows up as new left-turn lanes on Via Coconut Point and a council bond vote. Meanwhile, the places to spend a new afternoon are a few exits closer to home.
That changes plans for anyone who expected to book a lane or a court before the holidays. It also explains why different sources still give different dates.
Why November Still Shows Up in Search Results
The November 2026 date came from Engage Estero's development summary, which was last updated in winter 2026 and put the project on that track. The Village's own entertainment campus page, posted April 23, 2026, still says "Opening in 2026." It also lists 26 bowling lanes and 18 holes of mini golf. Both pages came before the June update, which is the most recent schedule from the builder.
When the Village recapped the June 17 meeting, it described several soft openings followed by a grand opening in "late February or early March." That fits High 5's February 28 target, with a little more room.
The Build Sequence, in Order
High 5's June presentation lays out the construction sequence in plain steps:
- May 1, 2026: Phase 1, the building foundation, completed.
- End of June 2026: Phase 2 building construction begins, with six to eight months budgeted.
- January or February 2027: Soft openings, coordinated closely with Village staff.
- February 28, 2027: Grand opening.
Phase 2 started at the end of June and was budgeted at six to eight months. That puts the building's finish between late December and late February, which is why the soft openings fall where they do. Gulfshore Business, covering the same council meeting, reported that vertical construction was underway.
One line in the presentation matters for anyone hoping for an earlier date. High 5 says the master schedule was built on the upper end of its subcontractors' completion estimates. It lists that as a chance to finish early, and it names weather as the one risk. The February date is padded, not optimistic. No newer construction update from High 5 has been made public since June.
What the Building Will Hold
High 5 has revised the program since the early proposals, and several figures still circulating are out of date. The comparison below sets High 5's current Estero listing against earlier versions.

Gulfshore Business reports that the kitchen will carry the Scratch Ranch brand, with full-service dining and catering. A 2023 proposal included eight duckpin bowling lanes. Duckpin does not appear on the current Estero listing, so treat it as unconfirmed.
The pickleball courts will operate as the Estero Pickleball Club. Six of the 21 courts are indoors, and the complex also includes a championship court. That makes it a different kind of facility from an outdoor public court cluster. The Engage Estero summary describes a public-private partnership: High 5 develops, builds and finances the operation, and the Village receives payments under a build-operate-transfer arrangement.
The First Change You Will See Is on Via Coconut Point
The High 5 building sits inside the Village Center Hub SportsPark. WBBH describes it as a 100-acre development next to Estero High School with a driving range, youth sports fields and entertainment facilities. The site is on the north side of Williams Road, east of Coconut Point.
Before any of that opens, drivers get the access work. As of July 21, 2026, crews were building new left-turn lanes in the Via Coconut Point median for both the Lumio project and the SportsPark, according to Michael Comparato, a Vieste, LLC consultant to the Village. Via Coconut North was set to stay closed through July 31 for entrance and irrigation work. The Village expects the infrastructure work to be finished by the end of 2026. No public report since July has confirmed that the entrance is done. If you use Via Coconut Point to get to Coconut Point or Williams Road, expect construction through the rest of the year.
The entrance is part of a bigger change. The Engage Estero summary describes moving the main park entrance off Corkscrew Road and onto Via Coconut Point as part of the "Village Hub" vision.
The Next Phase Was Funded on September 23
High 5 is the first business opening on a campus whose later phases are still being paid for. On September 23, 2026, the Village Council approved up to $65 million in bonds for a group of capital projects. One of them is SportsPark Phase 2, which includes:
- Two full-size synthetic multi-use athletic fields that can also hold up to four softball or baseball fields
- An event lawn and open space
- Pedestrian and walking paths
- Two restroom buildings and a pavilion
- A maintenance facility, a roadway extension and parking improvements
The same bond package covers buying about 4.1 miles of rail corridor now controlled by Seminole Gulf Railway. At that meeting, the council also approved an amendment to its agreement with The Trust for Public Land for the Bonita Estero Rail Trail property. The amendment extends the inspection period and closing date to allow more due diligence. The BERT purchase is still in progress and has not closed. No official plan yet shows a trail connection into the Hub.
Other tenants for the campus have not been named. The Village's campus page says more entertainment and retail facilities are "yet to be announced." Chicken N Pickle was part of the 2023 talks, but it is not a confirmed tenant. For now, the entertainment district's 2028 completion date is the long-range marker.
Where the New Afternoons Are This Season
With the hub still under construction, this season's new places to go are mostly at the two shopping centers on either side of it.
At Miromar Outlets, off I-75 at Exit 123 on Miromar Outlets Boulevard:
- Coco Art Gallery, a cooperative gallery of the Art Council of Southwest Florida, moved into Suite 88 the weekend of May 8, 2026. Its schedule includes emerging artist exhibitions, master artist showcases, juried and themed shows, and art classes. It is next to Rocket Fizz Soda Pop & Candy Shop, Columbia Sportswear Company and Caffe De Michele Osteria Italiana.
- J.Crew Factory is back, according to the outlets' August 27, 2026 announcement. Gulfshore Business puts it in Suite 150 at 10801 Corkscrew Road.
- Suji Japanese Steakhouse, in Suite W-51, appeared on Gulfshore Business's list of first-quarter 2026 restaurant openings.
At Coconut Point, just west of the SportsPark site:
- Mason's Famous Lobster Rolls appeared on Gulfshore Business's list of first-quarter 2026 openings at Coconut Point. It is at 8017 Plaza Del Lago Drive, Suite 107.
- Fresh Monkee, a protein shake and smoothie shop, opened its first Southwest Florida location there this spring.
- In June 2026, The News-Press reported that Brooks Brothers, Rowan, Kendra Scott and LaserAway were coming to the center in the following months. That same report said Shake Shack plans to open its first Lee County location there in 2027. No opening dates were given, so check before you go.
Inside the gates, the club's dining page lists the Beach Clubhouse, the Blue Water Beach Grill with its seasonal menu, and the Golf Clubhouse Dining Room.
New amenities near Miromar Lakes, from the SportsPark fields to a first Shake Shack, are likely to come up in conversations about what a home here is worth.
